This modern 3 bedroom villa with a private swimming pool is located on a private complex within a few minutes’ walk of the famous Nissi Beach and the amenities of Ayia Napa. The villa is ideal for a relaxing holiday whilst still being close to all the facilities Ayia Napa has to offer.
The villa features an open plan living, kitchen and dining area. The fully equipped kitchen has a fridge/freezer, oven, hob, microwave and washing machine.
The first bedroom of the villa is located on the ground floor, a double bedroom with an en-suite shower room. Patio doors from this bedroom lead you to the private swimming pool.
The remaining two bedrooms of the villa are located on the first floor and are twin bedrooms, both sharing access to a shared balcony. A family bathroom is also located on this level.
A baby cot and highchair are available upon request.
The villa has air conditioning throughout.
Patio doors lead you to the furnished terrace, private 8m x 3.5m swimming pool (depths 0.90m to 1.4m) and lawn area. The swimming pool features a wooden platform with sunbeds for you to relax and enjoy the Cyprus sun. The outside dining furniture, together with the barbecue, allows you to enjoy al fresco dining.
Off-street parking is available at the villa.

What's included
Rates do not include: A refundable security deposit of €300 is payable in advance with the balance payment to cover any damages or breakages at the property. Pool towels are available upon request in advance or locally; the charge is €10 per towel.
Electricity consumption exceeding the 300 KWH allowance is charged at 0.30 Euro Cents per KWH. With considerate usage, it is rare to exceed the electricity allowance; however, the limitations are in place to ensure that guests are conscious of their usage and consider the environmental impact of excessive electricity consumption. Before you arrive at the property a meter reading will be taken for the electricity and a reading upon your departure will be taken. Where applicable, the extra charges will be deducted from the security deposit.
Location
Ayia Napa, once a small fishing village, was more recently promoted as a clubber’s paradise with a varied and vibrant nightlife concentrated in the town’s central square. Families are rediscovering the delights of the resort by steering away from the square and spending days on the beautiful blue flag beaches and mellow evenings strolling the pedestrianised harbour area and dining at one its selection of cafes and restaurants.
Ayia Napa also boasts the biggest themed water park in Europe with exhilarating rides providing fun and entertainment for all age groups. Outdoor activities in the area include mini golf, water-sports, go-karting, horse riding and hiking or cycling along the network of nature trails and specialist cycle paths through the Cape Greco National Park.
No Visit to Ayia Napa is complete without some time spent at Nissi Beach. It's not only Ayia Napa's biggest daytime hot spot but one of the most popular beaches on the whole island of Cyprus. Every day from May until October beach parties are held at the Nissi Bay Beach Bar featuring some of Ayia Napa's best known DJ's as well as guest artists and celebrities. Expect special guest appearances, dance contests, foam parties and all kinds of fun.
Cape Greco, located 10km away, was designated as a National Forest Park in 1993. It is a relatively unspoilt area with great natural beauty which changes and offers something different each season. It is an oasis of tranquillity nestled midway between the busy resorts of Ayia Napa and Protaras.
The centre of Protaras is within a 20 minute drive and it is here, right at the heart of the strip where you will find the most well known beach in the area, Fig Tree Bay. With its clear and shallow turquoise sea and fine golden sand, this beach understandably appeals to both visitors and locals alike. By day Protaras is a sleepy beach resort, coming alive after dark and offering a wide range of friendly restaurants, cosy tavernas, bars and shopping opportunities to suit the whole family.
